Am I required to make my property available to Section 8?
You are not required to but you cannot deny a request just because the prospect is on subsidized housing. Also, you could be missing out on higher than market rent in some markets. -
Are you licensed?
Yes, I am a licensed Arizona Real Estate Broker. My license number is BR627418000. You can go to the Arizona Department of Real Estate, check the public database and verify my license. -
Can I reach you after hours?
Typically yes but I do have a family and young daughter who are very important to me. They do take priority after hours. -
Can you put the money directly into my account?
Absolutely and we prefer it that way. -
Do I get to see the lease or sign it?
Through our Property Management Agreement, we can sign the lease on your behalf and you will receive a copy of the lease and any executed documents in your online portal. -
Do you sell real estate too?
Definitely! We have over 2 decades of experience working with sellers and buyers. -
How and when do I get my checks?
We process direct deposits and statements on or around the 10th of every month. You will get an email with notification your Owner Packet is ready. Just login to your online portal and review all your documents. -
How is rent collection handled?
Rent is due on the first of each month, we allow a 3 day grace period and if rent is not paid by the 4th, we begin the eviction process. -
How long of a lease do you sign?
Minimum of 1 year and if the owner is open to a longer lease we will negotiate on the owner’s behalf. -
How much security deposit do you charge the tenant?
Per ARS 33-1321: A landlord shall not demand or receive security, however denominated, including prepaid rent in an amount or value of more than one and one-half month's rent. This subsection does not prohibit a tenant from voluntarily paying more than one and one-half month's rent in advance. -
How soon can you start managing my property?
That depends. If the house is vacant and ready to be marketed we can start right away. If you are currently under contract with another management company, they typically require a minimum 30-day notice. We can start on day 31. -
What type of properties do you manage?
All residential properties (single family, condos, townhomes, multi-family etc.), commercial properties and small homeowner associations (HOA) or commercial associations (COA). -
What type of reports do I get and how often?
That depends on the property we are managing that include but are not limited to: Residential: Owner Statement, 12-Month Cash Flow Statement, Work Order Report. Commercial: Balance Sheet, 12-Month Cash Flow Statement, Income Statement. HOA/COA: Annual Budget Comparison, Balance Sheet, Reconciliation Reports, General Ledger. -
Who holds the tenant security deposit?
We hold the deposit so we can provide the tenant’s final disposition within a timely manner,
